NEWSLETTER Feb 2021 -   ANNOUNCEMENT: FUNDING TARGET REACHED



Dear Investors and Friends of The Wharf Marple

The Wharf Marple CIC is very pleased to announce that we are now in a position to go ahead and buy the Warehouse building from CRT.

It is thanks to you, our Investors who have pledged to buy a stake in, what is quite possibly, Marple’s most important and exciting community project, that we have reached this first important  milestone. 

However we still need more investment to reach our target to fund the essential repairs, renovations and refurbishments, so if you can increase your investment even by a small amount that would help enormously.  The good news is that as owners of the Wharf it will mean that we’ll be in a much stronger position to secure grant funding going forward.

We are aiming for a purchase date of 30th April 2021. So for that reason we would like to forewarn you that we will be asking for your investment to be confirmed and submitted to the CIC by 22nd March 2021 for our planned purchase on 30th April.

And there’s more good news!

We are very pleased to announce that we intend to appoint local building firm MPS as our development partner.  MPS have generously agreed to invest their time and expertise up front to enable us to start the essential work ahead of securing the main grant funding. MPS are experienced in working on heritage projects and managing a volunteer workforce and so are the perfect partner for our renovation.  We will have more news on what they will be doing in later newsletters.
 
Next stage

As Investors we will shortly be contacting you directly with details of how and where to transfer the cash amount you have pledged to the CIC Bank Account. If you originally sent a cheque that is now out of date we will return this to you and you can either resend a cheque back to us or submit via bank transfer.

Dear Investors and Friends of The Wharf Marple

We are up and running!

We are delighted to tell you that The Wharf Marple project is now all systems go!

The planning appeal that stopped any progress has found in our favour so we are clear to go ahead. In his decision, the planning inspector said “the converted building will provide a much-needed community resource…..and would constitute benefits in social and economic terms”

He went on to say the proposal will “lead to the preservation of an important listed building...and maintain the area’s prevailing character...”

We are back into discussion with the Canal and River Trust and now, because we have the planning go ahead, there are many more grants and funds available to us to apply for.

However, with just £35,000 still left to raise to reach our target of £175,000 to buy the Warehouse building, we need more investors, support and donations to help us get there. As we come out of the lock down restrictions that COVID has enforced on us, all our usual fundraising activities have slowed, but it hasn’t stopped completely and community spirited people of Marple have been Investing and donating throughout the year.  We expect to resume Open Days and specialist topic meetings by Easter - all being well - and look forward to meeting more of you then.

In the meantime, a Gift Bond from The Wharf makes a great Christmas Present for a loved one and we have printed Christmas Gift Vouchers ready to make it extra special.

We thought that we should let you all know that we are still here and the Wharf Project is still very much alive.
Like everyone else we feel that we have been treading water over the last 9-months and we still don't know what the future holds for us all. One thing is certain though, when we emerge from this current crisis, community projects such as The Wharf will be needed more than ever.

At The Wharf we continuing to work towards achieving our funding target and we are pleased to say that despite the difficulties our community continues to step up and support us.
A huge thanks you to all  for your continued support and investment pledges.

The Wharf Marple - May 2020 Update

Dear Investors and Friends of The Wharf Marple,

We hope that you are all safe and well and managing to cope in these strange times.

UPDATE
At The Wharf we are continuing to work towards achieving our funding target and we are pleased to say that despite the difficulties that we are all facing the community is still stepping up to support this wonderful project.   A big thank you to all our Investors and supporters!

Despite having to postpone all our fundraising events due to Coronavirus, investment continues to roll in and we are now just £25,000 off having the enough to buy the building. Which is great news!   We are planning some virtual events such as Quiz Night and another Coffee and cake morning following Anne’s highly successful event raising £375. More details to follow when we’ve worked out the tech!

PLANNING APPLICATION.
H2O are seeking to resolve planning approval by the end of 2020.  It was always going to be a long process but with the current situation is now likely to be much longer. We remain confident that there will be a positive outcome.

OPEN AFTERNOON AT THE WHARF WAREHOUSE - SATURDAY 29TH FEBRUARY FROM 1PM TO 4PM.
 
Come along to our next Open Afternoon and see for yourself this historic building.  Bob Humphrey Taylor will be on hand to explain why The Wharf is so important to Marple’s Heritage and relating its history and its place in the industrial revolution in Marple.

Other Wharf CIC Directors will also be available to answer any questions you may have on the project.

Also on the day Anne will be hosting a coffee and cake fundraising event at her home on from 10.30am until 2.30pm. All our welcome to pop in and sample some very yummy cakes before making your way up to The Wharf.

Fund raising
Our community fundraising continues and we are closing in on our target. We shall give a funding update following our next open day, in a couple of weeks time.
The funding deadline has been further extended and we shall confirm the updated deadline in due course. If you haven't invested yet or wish to increase your investment please let us know by replying to this e-mail.

Next Open Event
We are aware from our various open days and especially following the recent Area Committee meeting that some of you have questions about the project, and in particular about our relationship with CRT/H2O and the adjacent development. Therefore, we felt it would be useful to offer an open discussion.

With this in mind, we have set the theme for our next update meeting as a Q&A Session.

The Wharf - Open Q&A Session
Thursday 30th Jan  7.00 - 8.30pm
The meeting will be held in the Library on the 1st Floor (access via the side door)

It would be helpful to have questions in advance, so we can plan the format of the meeting but questions on the night will also be welcome.

If you do submit a question in advance and wish your question to be read out please let us know.

The Wharf Marple - December 2019 Update
Thank you all for your continued support on this exciting Community Project.
 
As you may be aware the Canal & River Trust - Church Street planning application, which includes our Wharf warehouse project, was refused at the Marple Area Committee meeting last Thursday evening 11th Dec.

What this means for us
Unfortunately this means that the planned purchase of The Wharf building will be delayed into the new year. However, we remain very positive about our Wharf warehouse project and need to keep up our funding momentum.
We are confident that planning consent will be given in due course.
Good news: We did get Listed Building Consent for the warehouse building, which is a great step forward.
We shall report further when we have more information.

Fund raising
Our community fundraising continues to gain momentum and we are delighted to report that we have now reached c£110k of our £175k target.
We were also pleased to note that some of our investors, as well as doubling their original investment,  have been investing for family members as Christmas presents - What a great idea!
If you haven’t invested yet, there are still a few days before Xmas!
Lets see how close we can get to the target before the end of the year.

Recent Wharf Events
Our two open days at the Wharf building have given local residents a good insight into the project and a chance to view the building close up. Also, our Wharf Team were on hand at the recent Winter Wonderland event in Marple Bridge. These events have resulted in lots of interest and many new investors.

Next Open Event
From talking to visitors at our open days we know that of some of you have questions about the scheme and in particular about our relationship with CRT/H2O and the adjacent development.
We want to give everyone the opportunity to ask any questions they may have and therefore we shall be holding a Q&A session early in the New Year.

We shall advise you all of this date soon after Christmas.

Important Update on The Wharf - Marple

Update newsletter 31st Oct 2019

The closing date for the Community Investment Scheme has been extended to 31st December.

Despite a slow start to the fund raising in August/September, due to holiday period, we have made great progress and thanks to you our fantastic Investors we have reached over 50% of the funding target. Clearly there is more to do and we have stepped up our activity to reach out to Marple residents and beyond. Many people have told us that they have needed more time to consider the level of investment, especially for those investing larger amounts and so we are happy to announce an extension to the investment deadline up to 31st December.

Also, the Planning process is taking longer than expected and as such CRT/H20 were happy to grant an extension to the deadline agreed earlier in the year.

Funding Community Funding Target £175,000 - We are now well over 50%

If you have been thinking of investing but thought that you’d missed the boat, the extension gives you a little more time to send in your application.  As well as being a hero in your community you can also to take advantage of the tax relief and capital gains tax relief too.

On hearing that the funding had reached the 50% mark one of our investors pointed out that, "If everyone who has invested so far doubled their investment, we would easily exceed our target funding" - and she promptly did just that and doubled her investment. We, the Directors thought that sounded like a great idea! And so we’ve done the same! Please consider if you could also increase your investment and help us get to the target funding sooner. Remember we will not be requesting payment until the full target figure is reached and when we are ready to buy the Warehouse Building which is likely to be early in the New Year now.

Up and coming Wharf Events

There will be an open day held at The Wharf building on Sat 9th November 1pm - 4pm.
Everyone is welcome to attend and we particularly hope to meet with people who can volunteer to help with renovations. All skills are needed so please come along. This will be an opportunity for local people to view the building and  meet The Wharf team. Directors of The Wharf CIC will be on hand to answer any questions.

The Wharf Marple team will also be at the Winter Wonderland event in Marple Bridge on Saturday 7th December. Look out for us at the Mellor Archaeological Trust gazebo.

Funding
Community Funding Target £175,000
Funding pledges received to date represent c40% of our target.

The deadline for investing in the Wharf Marple Project is fast approaching. With only two weeks to go we have been very active getting the message out to Marple residents and beyond with leaflet drops and events as well as posts on social media. But there is still more to do, so please get in touch if you can help.
And if you have been thinking of investing but just haven’t got round to it yet, now is the time to send off your forms and invest.  As well as being a hero in your community you can also to take advantage of the tax relief and capital gains tax relief too.

External Funding
We continue our talks with a  number of funding organisations including National Heritage Lottery Fund, Lottery Community Fund and Sport England and have already applied for grants.  We shall keep you all updated as soon as we hear back from funders.

Recent Wharf Events
On Wed 25th September the Wharf CIC presented to the Area Commitee and Councillors and although the audience was small we answered some important questions and received support for the Project from Cllr’s and the public.

Our special events; History and Heritage of The Wharf  and Understand your Investment and Tax Relief Workshop, held in Marple Library were well attended.  Thank you to all who came to speak to us. Also a big thank you all those who signed up on the day as investors. 
The History event was esspecially well attended and we intend to hold another similar event again soon at The Wharf site.

Up and coming Wharf Events
There will be an open day held at The Wharf building on Sat 9th November 10.00am - 16.00pm.
Everyone is welcome to attend and we particularly hope to meet with people who can volunteer to help with renovations. All skills are needed so please come along.
This will be an opportunity for local people to view the building and  meet The Wharf team. Directors of The Wharf CIC will be on hand to answer any questions.

Other Wharf News
We have been talking to Steve Gent who owns the Tramway Wharf. Steve is keen to get involved and help us secure the Wharf building.  Steve’s Expertise and knowledge of narrowboat restoration will be invaluable to us and we are very pleased to have him on board. Of course we will also help Steve to realise his vision for The Tramway.

The Wharf Marple: An exciting new local community project.

Over the next few months a series of workshops will be held to inform the local community about specific areas of interest, relating to the project.

The first of these workshops will be on the 1st Floor - dedicated Fitness & Wellbeing Studio and will be held at Marple Library on Tue 17th Sep from 7 - 8pm.

Wharf Marple Project News:

The Wharf Marple Community Interest Company has provided a news update following visits to the wharf site by MP William Wragg and Lib Dem PPC and New Horizons Trustee Lisa Smart.

New Horizons Trustee Lisa Smart was so enthusiastic about The Wharf Project that she immediately brought along her cheque to secure her investment. Lisa, who is also Lib Dem PPC for Hazel Grove, said that this is great for New Horizons who will be moored alongside the Wharf and will be able to have a lovely cafe to take refreshments before and after their cruise. She said that New Horizons are very supportive of the project and The Wharf Project will enhance the whole experience for their cruisers.



MP WILLIAM Wragg was delighted to visit the Wharf Project on Monday and was impressed with plans to bring the iconic building back into use. William was very supportive and said how important he believe it is to secure the building for the community. William also announced that he would be investing in the project too.

Who will pay for the running and upkeep for this if it goes ahead [Hope not the councill]

Condate is correct, it's all on the site referred to in the original post and it is worth you reading the Business Plan for more info. But in a nutshell, it is intended to be self-funding and in the longer-term to return a small dividend to shareholders. It is very much like the way that the Northumberland Arms was funded by the community, which has been a fantastic success.
